How to make a bath on the water. Business in baths and saunas is a profitable business

A bathhouse on a private plot is a functional place for wellness water procedures and family holidays.

An original and fresh solution for a suburban area located near a natural reservoir is a bath on the water. Modern building technologies allow you to quickly and efficiently build such structures without damaging water sources.

If the owner of the site has made the right decision to build a bathhouse on a pontoon, it is important to consider the following factors when developing a detailed design:

  • It is forbidden to build baths on the water in environmental and protected areas. According to the current legislation, such zones can occupy an area from 55 to 500 meters.
  • Arrangement of a floating structure is allowed in cases where the wastewater will be discharged beyond the established boundaries of the zone or the design provides for additional use septic tanks.
  • When building a bathhouse on a private reservoir, it is necessary to provide for the main method of wastewater treatment.

Important! When arranging a building on an artificial reservoir, which is private property, no permits are required.

The design of the floating bath, its advantages

Often a floating bath differs from its land-based counterpart. The differences lie in the design itself, as well as in the technology of building the foundation and the hull.

Stationary baths are built on pile, columnar and strip foundations. For the construction of floating baths, the following types of pontoons are used:

  • From a tree. Demanded version of the pontoon, which is used in areas with harsh winters and hot summers. It is more suitable for water bodies prone to freezing in winter.
  • From plastic. This type of pontoon is most common, recommended for use in areas with temperate climate- mild winter and warm summer. The plastic pontoon is lightweight, but at the same time resistant to extreme loads.
  • From metal. factory or homemade design, which is characterized by high cost and demanding care. The metal pontoon needs thorough cleaning and regular painting.

The walls of a stationary bath are made of natural lumber, bricks or wall blocks. Most often, a floating bath is built from wood or using frame technology.

Floating baths, like stationary buildings, have a lot of advantages, the main of which include:

  • practicality;
  • durability;
  • frost resistance;
  • wear resistance;
  • attractive appearance;
  • comfort;
  • functionality;
  • ergonomics;
  • affordable cost.

There are no significant drawbacks in such structures, the only thing is that it is difficult to use such a bath in winter time years on a frozen pond.

Working draft development

Prior to the start of construction work, a standard project is being developed for the future structure, in which the following parameters must be taken into account:

  • the total area and capacity of the bath;
  • type of pontoon and wall materials;
  • drainage features;
  • average monthly air temperature;
  • technical characteristics of the reservoir.

After preparing the project, you can proceed to the installation of the pontoon and the collection of wall structures.

Installation of a pontoon for a bath

Most often, a bath afloat is equipped on a pontoon or screw piles made of metal. The pontoon foundation is provided for artificial and natural reservoirs with different depths. Metal piles are suitable for artificial reservoirs with a dense bottom and a calm water surface.

Mounting anchors are used to fix the pontoon, and the fixing process itself is carried out:

  • briquettes and pipes;
  • chains and weights;
  • coastal anchors.

Fixation with briquettes and pipes

A similar method of fastening involves the use of metal pipes hammered into the bottom by 100 cm. Installation of pipes requires the use of specialized equipment. The diameter of the supports is selected taking into account the dimensions and weight of the bath. Briquettes are attached to the installed supports, on which the pontoon is fixed.

A finished bath on this basis can be operated at any time of the year without the need for dismantling.

Fixation with chains and weights

The most affordable option for installing a pontoon. In this case, sinkers are reinforced concrete piles and slabs to which chains are attached, after which they are immersed in water near the coastline. The pontoon base is fixed to the chains. The chains must be of the appropriate length, which will allow you to freely keep the finished structure afloat.

A similar method of fixing the pontoon involves dismantling in winter and transferring the bath to a flat base.

Shore fixers

Installation of the finished structure on the shore using reinforced concrete piles, to which a pontoon is attached to metal cables or chains.

How assembly is done

The next stage in the construction of a bath is the assembly of wall structures. As a rule, a bathhouse on pontoons is built from wood, which is light in weight and has good performance characteristics.

The assembly is carried out on a rigid base, which is fixed to the pontoons with dowels. In the lower part, the structure is treated with clay mortar, which will provide additional protection for the wood from increased moisture.

In order for the finished bath on the raft to be properly operated, at the stage of assembling the structure, it is necessary to perform quality installation drainage systems. Wastewater should be accumulated in a special tank under the bath, and then brought ashore.

Additionally, you can install a multi-stage wastewater filter. An expensive system that will preserve the environmental friendliness of the water source throughout the life of the bath.

Durable, safe and lightweight materials are used for the roof structure.

floating bath is a reliable and practical structure, which in its own way performance characteristics not inferior to traditional construction.

Good day! Today I am writing another one for my business portal.

I was asked to write this business plan by one of the subscribers of the VK group “ Business secrets for a beginner ”.

And so, next business plan for a private bath, or rather, even step-by-step instructions for opening a private bath as a business.

Considering search engines Yandex on the topic of opening a private bath can get a nervous tick. Check it out for yourself, the last thing that killed me was the business plan of a private bath in 2017, I received a business plan in 2005 ... further without words.

How to open a private bath step by step

We will traditionally start the private bath business plan with the official registration of our future business, for this we need to choose.

Choosing a form of ownership for opening a private bath

To open a private bath, you should pay attention to two forms of ownership:

  • (Individual entrepreneurship);
  • (Limited Liability Company).

There are several reasons why I chose an LLC, and not an individual entrepreneur:

  1. Image LLC. Whatever you say, the image of a limited liability company is an order of magnitude higher than that of entrepreneurship. Having opened your private bath, be prepared to work not only with ordinary people (individuals), but also with organizations ( legal entities) quite often, corporate parties are held not in the stuffy halls of institutions, but in the open air with a bath, barbecue, etc .;
  2. IP insurance premiums. If you do not know, then an entrepreneur must pay the so-called taxes for his activities, and it does not matter whether you are in business or not. This is a definite minus of IP;
  3. Payment of 1% to the Pension Fund for individual entrepreneurs. Another disadvantage for an individual entrepreneur is that he must pay 1% to the FIU from a turnover that exceeds 300,000 rubles a year, which seems to be not much. But counting for the year, suppose that the monthly turnover of a private bath was 100,000 rubles, for the year we get (1,200,000 - 300,000) \u003d 900,000 and 1% is 9,000 rubles of additional costs to fixed IP contributions - undoubtedly a minus;
  4. . A couple of years ago I would be making up step by step instructions opening a private bath, I would choose an individual entrepreneur as the simplest form of ownership in business. On the this moment I choose an LLC for one good reason: in the case when the sole founder of an LLC is also its director, he does not receive a salary and, as a result, does not pay 13% and insurance premiums to the Pension Fund, Compulsory Medical Insurance Fund, Social Insurance Fund. The reason is quite banal - a person cannot conclude an employment contract with himself, but no employment contract, then there is no salary and insurance premiums.

This is actually the reason why I chose the form of ownership for a private bath LLC.

Even if for some reason you do not run your business, then you will not pay anything to anyone, unlike an individual entrepreneur.

In order to open an LLC, you will need activities from.

Since last year OKVED2001 was replaced by OKVED2014 (OKVED2), the Internet turned out to be a complete mess and they all got mixed up and only a knowledgeable person can determine which OKVED is needed.

Here you are lucky, because I belong to the category of people who can easily choose the necessary activities:

96.04 - Sports and recreation activities (includes steam baths).

This activity will be the main one.

Successful business! Bye!

Gone are the days when bath and laundry facilities were mandatory attributes harsh Soviet reality. But, despite the fact that everyone has the opportunity to perform hygiene procedures at home, many of us, you see, under certain conditions, will not deny ourselves the pleasure of visiting a bath or sauna.

Connoisseurs who are ready to pay for such pleasure argue that it is not so easy to find a steam room to your liking: a fairly saturated market still does not satisfy demand. Therefore, there is a prospect to succeed in the bath business by opening a private sauna.

Opening a family-type sauna is a great option

Pairs in major cities are in the range. Almost every sports club has baths, many beauty salons acquire mini-saunas, there are also VIP establishments with an extended list of services (and Thai massage is a mere trifle compared to the services offered there).

But in all examples listed in fact, the “steam room” only accompanies the main business, is part of the “program”, and it makes no sense to consider it as a separate source of income. Another thing is a family-type sauna, a kind of cultural and health club, where both old and young will find something to do, where it is customary to go regularly with a whole team, with teas, aromatic oils and brooms. This, say experienced "banners", is not easy to find. Even harder to get there: all best time(Friday evenings and weekends), as a rule, regular customers have “staken out” for a long time, and it is problematic to wedge into a busy schedule.

In one of the saunas they say that especially persistent clients leave their numbers mobile phones so that employees can notify them of an accidental window.

Additional services and arrangement of saunas, baths

According to experts, in such a sauna, in addition to the steam room itself (which should be counted on for at least six people), a shower room and a changing room, there must be a spacious room for relaxation. Ideally, when in the same room there is, for example, a billiard table, as well as a TV, so that the company does not fall apart, and everyone finds activities of interest. It is advisable to equip a small pool (at least 3 by 3 meters), it would be nice to find a place for a couple of exercise equipment. The presence of a jacuzzi is also of great interest to the public (in some baths this is included in the rental price, in others it is customary to pay extra for using the service).

As for massage (it is believed that this type of wellness procedure goes well with a steam room), it is better, of course, to foresee such an opportunity and purchase at least a specialized couch, since many avid bath attendants themselves have the necessary skills. Another option is when the owners of the sauna enter into a service agreement with a practicing massage therapist, whose work is paid, of course, by clients.

Another indispensable attribute of a bathhouse, many consider a bar. Owners of private saunas say that selling alcohol does not always bring big profits, but you still have to sell strong drinks - otherwise customers come with their own alcohol (which, in fact, can be negotiated). But this type of service, we recall, requires licensing.

Baths and saunas are a good business to start

According to experts, bathhouses are not a very difficult business to start, and with good luck, it can pay off in two to three years. Connoisseurs argue that when opening a family-type bath, one should proceed from the cost of $ 1,000. for every sq. meter of area (a modest institution can be placed already on fifty squares). The bath does not have to be opened at all. passing place in the center (after all, they don’t come here by chance along the way). It is best to rely on a specific neighborhood.

Any bath (at least Finnish, at least Russian) requires a very significant technical equipment. For a Russian sauna, a wood-burning stove is best suited, but stoves can be electric or gas. The swimming pool is perhaps the most expensive pleasure. To equip it, approximately ten different devices are needed: pumps, filter devices, heaters, transformers, illuminators. Generators may also be needed. specialized systems heating ceramics, special thermal curtains. You will also have to fork out for water drainage and air ventilation systems. However, if it is difficult to reduce the cost of special equipment, then it is quite possible to save money on the interior - the main thing is that everything is hygienic and functional. The minimum number of staff is also pleasing: the obligatory administrator and cleaning lady, as well as an additional steamer and masseur.

You should be aware that the sauna is an energy-intensive institution, and the cost of electricity as a result is more than the cost of water - the main resource of the bath (about a hundred liters are required per visitor).

Bath business: the story of one entrepreneur

As entrepreneur Oleg Savchenko says, a bathhouse built, as they say, “for oneself” can eventually turn into profitable business. "My best friends became my business partners, and we first organized the sauna specifically for “internal use”, because everyone has relatives, godfathers. It is located in the basement of a house in one of the quiet residential areas, and, to be honest, it would be a shame to sell what was originally there: undisguised communications, streaks, dampness. Over time, of course, we changed everything here, made repairs, equipped a relaxation room, a massage room, and set up a billiard table. We even have a fireplace, and not a fake one, ”says the businessman.

According to the entrepreneur, today it is almost impossible to get into his sauna “from the street” - all the time is scheduled by the hour (at the same time, there is no claim to the VIP level, only a Finnish steam room is offered, and even the services of a massage therapist have long been abandoned). With an abundance of saunas in big cities family-type establishments, where you can really relax culturally, are sorely lacking. A separate problem is to explain to the people that this is a sauna where they take a steam bath, and not a veiled "dating house" (brothel). “The point is to invest money in this business, it’s better to immediately position your business correctly, create an appropriate reputation for it,” says the bath attendant businessman.

Profits and costs

Considering that the average price per hour in a steam room today is about 600-800 rubles for 4-6 people per hour (“extra” people are paid additionally - 100-150 rubles each), and many saunas today work around the clock and seven days a week, the total income theoretically will be approximately 150,000-180,000 rubles. per month. Net profit will be about a third of this amount.

Well, it’s hard to judge how quickly the start-up costs pay off - each owner has his own ideas about what the interior should be like in general, so the initial costs for arranging the premises can vary greatly.

author: Oleg Minnullin, for the website

It is believed that a bathhouse installed on the site of a country house is more a whim of the owner than a necessity. In the village, such a building is rather a necessary attribute of life, since it performs here whole line functions. From time immemorial people have washed, washed, treated, guessed, and sometimes lived here when the dwelling was being built. A floating bath is more of a luxury than a necessity, but such buildings look truly spectacular.

In ancient times, baths were installed near water bodies, which significantly accelerated the time for water intake. At the same time, floating buildings were rarely built, because the reset dirty water would quickly turn a picturesque pond into a sewer, and our ancestors knew a lot about good water. Nowadays modern materials allow the construction of floating structures on rafts or pontoons without fear of polluting the water.

It is the floating bath that will become the topic of this article.

Features of the construction of floating baths

If you are interested in a floating bath, then before developing a project, you should consider the following aspects:

  1. There is environmental legislation prohibiting the construction of such structures in protected area. Depending on the type of natural water body, this zone can range from 50 meters (for river sources) to half a kilometer (if we are talking about large lakes).
  2. Placing a building on a raft will be possible only if dirty water is discharged outside the water protection zone, entering the shore, or the design provides for a multi-stage purification system.

Advice! If you are the owner of an artificial reservoir that is built on your site, then in this case, construction can be carried out without any approvals.

  1. In the case of your own pond, you should think about cleaning or draining dirty water long before creating a project. Otherwise, a small picturesque pond will quickly turn into a swamp.

Design features of the bath on the pontoon

The construction of floating baths with your own hands requires a radically different approach than the construction of traditional buildings.

And the changes concern both the foundation and the hull itself:

  1. , columnar, pile or monolithic. It all depends on the type of soil in the area.

Here the pontoon can be of two types:

  • Plastic.

  • Wood.

Buildings on plastic pontoons are most common. And if you live in a region with not very harsh winters, and reservoirs do not freeze in winter, then you will not have any special problems with the operation of such a building.

Advice! If there are frosts in your region, then you will either have to remove the bathhouse from the pontoon with a crane and disassemble it, or pull the whole structure ashore, since wintering in ice is contraindicated for plastic pontoons.

Some experts install non-self-propelled barges under such baths. They are considered a floating craft, therefore, the rules for placement in a water protection zone do not apply to such structures.

Naturally, the price of both the barge and the construction of a bathhouse on it will be very high. However, if you originally planned the construction of a bathhouse as a commercial project, then nothing better will be offered to you.

  1. The material for building walls is usually logs, bricks, timber or wall blocks. For floating baths, only wood or frame technology should be used as a material, since the own weight of such a structure should be small.

Due to the limited carrying capacity, the number of people on board at the same time must also be strictly regulated.

Create a project

Consider the project of such a bath, which includes:

  1. Plastic pontoon.
  2. Removable housing, shower room, steam room and toilet.

When planning, all the features of such buildings will help you to take into account the instruction:

  1. Let's start with the pontoon. It must have the declared load capacity and have fasteners for mounting the case from above.

The pontoon itself can be of three types:

  • We use pipes and braces. Pipes are hammered into the bottom, to which a pontoon is attached by means of brackets. For this method, pipes should be used that can not only withstand the effects of water, but also the effects of ice in the winter.

  • Most simple option is the use of chains and weights. We drop concrete blocks into the water, which have lugs with welded chains. Such a pontoon will rise and fall depending on the water level. For the winter, sinkers must be taken out of the water, metal chains and a pontoon are inspected and treated for rust.
  • Using a shore mount. Concrete blocks are installed on the shore, while the pontoon is attached to them with chains. Quite a durable option, but excludes the installation of the structure far from the coast.

  1. With regards to the building itself, it is possible to make the usual layout of the rooms in it. The easiest way to drain dirty water is to collect it through drain holes in special containers, from which it is then poured into sedimentation tanks on the shore. You can, of course, install a full-fledged cleaning system, but it costs a lot, and there can be quite a lot of trouble with it.

Conclusion

In this article, we examined the key features of such a structure as a floating bath. If you like such exotic, you can safely take on the development of the project. Just do not forget to take into account all the above aspects () when designing.

1.Project summary

The goal of the project is to open a bath complex in Rostov-on-Don, consisting of two baths in the traditional Russian style.

The project involves the construction of a log house with two main bath areas, each including one steam room, one washing room, one rest room. The complex also provides a shared bathroom and a wardrobe with an entrance hall. The competitive advantage is the scheme family business: the bath complex is located on the site at the private household of the owner of the project. All the main functions of maintaining the bathhouse in working order and providing basic services are carried out by the owner of the project and members of his family, as well as two administrators working in shifts. Due to the family format of the project, there are no fixed costs such as rent for the premises, as well as reduced costs for wages bather, massage therapist, cleaner, etc.

The main services of the bath complex:

1. Hourly sauna rental (minimum order - from 2 hours)

2. Bath attendant services (steaming)

4. Peeling, wrapping

5. Rent a gazebo and barbecue

6. Sale of snacks and soft drinks

The opening of the bath complex will require 3,454,000 rubles. About 43% of the initial investment or 1,500,000 rubles. it is planned to attract from own savings, 57% or 1,954,000 rubles. constitute loans. The loan rate will be 22%. The term of the loan is 2 years with a delay of the first payment for 3 months.

*data for 3 years of operation

The project launch period before the start of sales will be 12 months, due to the need to shrink the log house. Main construction works is planned to be completed within 4 months, before entering the market, finishing works, design of the premises, equipping with equipment, testing of the steam room are being carried out. Reaching the planned sales volume is planned for the 3rd month of work.

2. Description of the industry and company

To date, the market for bath services and sauna services is rapidly developing. The opening of the bath is carried out both in private areas (1-2 baths), and as part of hotel, entertainment complexes and at SPA centers. The most popular formats are the Russian steam room (mainly on wood) and the Finnish sauna. Turkish (hammam), Roman, and infrared baths are also gaining popularity.

An analysis of the Rostov-on-Don market showed that today about 150 commercial baths. The most common formats are the Finnish sauna (about 85 points) and the Russian bath (about 50 points), the rest being mainly Turkish baths. In about 70% of cases, the bath format is single baths and saunas, as well as complexes of two and three baths. The remaining 30% falls on "bath apartments", baths at hotels and hotels, baths at restaurant and hotel complexes, etc. (baths at water parks, SPA centers, etc.). As a rule, baths are intended for simultaneous visits of 6 people (65% of cases), and an additional amount is paid for each subsequent client. About 20% of the baths have a capacity of up to 10 people and 15% can accommodate more than 10 people. Bath services are used by all categories of the population, which confirms the high range of prices for services: from 400-500 to 3000-3500 rubles. for 1 hour stay in the bath / sauna.

The bath complex itself is a private courtyard, on which there is a one-story building with two Russian baths for 6 people, as well as a pool, a gazebo and a barbecue outside. The bath is a log house with an area of 90 sq. m., divided inside into two zones of 36 and 30 sq. m. Inside each of them there is a steam room, a shower room, a washing room and a rest room. Also in the room there is a common entrance hall with a wardrobe, a bathroom, a utility room. The bathhouse has two stoves. Customers are offered three main ways of cooling. One of the baths is equipped with a small pool, and the other with fonts dead water. Also, visitors to both baths are offered a douche cold water from buckets, rent of a gazebo and barbecue in the yard. Additional services include: massage, peeling, wrapping, as well as a tea ceremony with the removal of a wood-fired samovar and buns. The bath is open from 09.00 to 00.00 seven days a week.

The management structure of the bath complex is simple. The owner of the project is in charge of management, who combines management with the duties of the chief bathhouse attendant and is constantly located on the territory of a private household at the bathhouse. Recording, receiving incoming calls, direct reception of guests and briefing are carried out by two full-time administrators working in shifts. Responsibilities for guest service (provision of additional services such as massage, peeling, etc.) are carried out by one of the members of the owner's family.

Investment costs for the construction of a log house and the final finishing of the complex with the installation of appliances are calculated from the average market prices of 25 thousand rubles per sq. m. m.. Together with the purchase of equipment and installation, the costs will amount to 3,129,000 rubles. To launch the project, including working capital, you will need 3,454,000 rubles. For this, 1,954,000 rubles are attracted. borrowed funds (57% of the total amount) and 1,500,000 rubles. own funds.

Form of ownership - IP. The taxation system is simplified. The object of taxation is income (6%).

3.Description of services

The bath complex mainly provides bath services for companies up to 6 people. The minimum order is 2 hours in the sauna. The client can choose one of two bath options: with fonts or a pool. As competitive advantage it was decided to include additional paid services in the list, such as relaxing massage, peeling, wrapping, making a samovar with buns, and so on. The service of the bath complex includes a number of free services. Full list can be seen in Table. one.

Table 1. List of services

The bath complex operates on average price segment and focused on most the population of the city. Special attention given to the level of service. Homely cozy atmosphere, polite and high-quality service are designed to attract regular customers. The planned share of regular customers is about 30%.

Ready-made ideas for your business

In addition to services, some snacks and non-alcoholic soft drinks can be purchased in the bath complex. It was decided to abandon the sale of beer and alcohol due to the ban on selling it in in public places and the need for a license. Visitors to the bath are allowed to bring their own food with them, as well as fry meat or fish on a rented barbecue. If desired, customers can order pizza and other dishes at a discount from a restaurant with which a partnership agreement has been concluded.

Opening a bathhouse does not require a license, however, permits from the fire department and the SEZ will be required to start a business.

4.Sales and marketing

People go to the bathhouse for quality services, in order to relax, have fun and relax in a pleasant company. Quite often you hear negative feedback about the unprofessional services of baths (“no steam”, “no heat”, “no draft”), shortcomings of the service (rude administrators, cold and unfriendly reception, “they don’t give out slippers”, “dirty linen”) and comments about interior decoration(“boring interior”, “mold in the corners”, “poorly cleaned”, “cold floors”). All these points will be taken into account in the process of project implementation. The priority directions of the bath complex are the provision of quality services and the maintenance of a kind and benevolent atmosphere of the Russian bath, where you can come both with a company and a family with children.

On the territory of Rostov-on-Don, there are about 150 baths. The main competitors of the bath complex can be considered baths and saunas located on the territory of one microdistrict, and this is about 30 units. Their main disadvantages are: rather monotonous offers and unpretentiousness of interior design, ill-conceived format (many are called Russian bath or Finnish sauna only conditionally), not always a positive reputation (“bath for their own”, “dinner”, “brothel”, etc. ) poor service. Therefore, the implementation of the services prescribed in Table. 1., gives an undeniable advantage over competitors.

Today, the market is replete with either VIP baths, or inexpensive saunas for adult entertainment or exclusively for men's companies. However, there is a visible lack of accessible family format baths, where visitors can come with children. In this regard, it was decided to give preference to the latter. The cost of staying in a bath for an hour is on average only 1300 rubles, which is the average bill for the market for Rostov. Depending on the format, prices in the city vary from 400 to 3500 thousand rubles.

The provision of services takes place with the help of a preliminary telephone appointment. Information about the bath complex with contacts, prices and photos is posted on the official website, as well as in electronic catalogs. In addition to the site, there is also a group in social network Vkontakte, which is filled with company news, information about discount promotions, informative posts about the traditions of the Russian bath, and more. SEO-promotion of the official website was chosen as the main method of attracting customers. During the seasonal recession, demand is stimulated by discounts up to 30%, or when ordering 4 hours, 1 hour is provided free of charge.

5.Production plan

The geographical location of the bath complex is Pervomaisky district of Rostov-on-Don. The building is located in the private sector, away from large highways and city noise. Distance from a public transport stop - 300 meters. The bath does not belong to those types of business for which the location on the central highways is mandatory, the baths are visited purposefully, so some distance from the center is not an obstacle for customers.

The area of the complex is 90 sq. m. The cost of building a log house from a rounded log, including the cost of the project, excavation, foundation, the cost of the assembly kit (logs with grooves), installation of walls, roofing, laying communications, and finishing with the installation of appliances, arranging a pool of 6 square meters. m. will amount to 2.5 million rubles. It is planned to attract a local construction company for the construction of the log house. The basis for the choice was the experience of the company in the market, as well as a case of previously created commercial baths, since the project of the complex is not typical.

The costs for the equipment of the bath complex are given in Table. 2. In addition to these expenses, expenses are provided for the equipment of the courtyard area, the installation of fire and security alarms.

Table 2 Equipment Costs

Ready-made ideas for your business

The main part of the work to ensure the functioning of the guest house is carried out directly by the owner and his family. The staff is represented by two administrators (Table 3). During the peak season, hired workers (cleaner, plumber) are involved. Accounting and security services are outsourced to specialized firms.

Table 3. Staffing and payroll

The main current expenses are housing and communal services, the purchase of firewood, laundry services (washing sheets and towels). Spending on housing and communal services, in particular, implies permanent part- the minimum payment for services, and a variable part, which depends on the number of guests.

When calculating the sales plan (see Appendix 1), such a factor as seasonality is taken into account. The decline starts from May holidays, from the moment people go to their own country houses and heat their own baths. Sales peaks are fixed on holidays - New Year, February 23 and March 8. The growth factor of the recognition of the bath complex is also taken into account. The planned occupancy rate in the first year of operation is 30-40%, the second year is 40-50%, the third is 60-70%.

6. Organizational plan

The process of managing the bath complex and strategic planning assigned to the owner. He also selects the methods of marketing promotion, interacts with intermediaries, and also combines the duties of a bath attendant. Direct reception of guests, briefing, recording are conducted by full-time administrators. Auxiliary cleaning functions, as well as the provision of additional services, are assigned to members of the owner's family. In-house and outsourced workers report directly to the business owner. The format of the family business allows you to minimize the cost of paying wages.

7. Financial plan

The costs of the investment period of the project include: the cost of construction and finishing of the bath complex (2.5 million rubles), the purchase of equipment (629 thousand rubles), the development of the site (25 thousand rubles), working capital(300 thousand rubles) Total: 3,454,000 rubles.

The costs of the main period include the salary of the administrators of the bathhouse, the minimum payment for utilities and electricity, laundry, accountant, security services.

Financial indicators of the project, calculated for a five-year period of work, are presented in Appendix 1.

8. Evaluation of the effectiveness of the project

The project to open a bathhouse is different high level start-up investments required for construction and equipment. It will also require an impressive time period. The advantages of the project include a relatively low cost of the main period, the absence of rent, high payroll costs.

The payback period of the bath complex will be 14 months, and the discounted payback period is 16 months. Performance indicators are given in Table. four.
