If you have a loan from Sberbank

When calculating early repayment in Sberbank, you need to check the boxes:

  • Accounting for early repayment on the payment date
  • Payment of only interest after early maturity (Sberbank)

If you have a loan from VTB24 Bank

  • Check the box:
  • Check the box: Annuity on the original debt with a change in%

For Raiffeisenbank

  • Check the box: Accounting for early repayment on the payment date
  • Check the box: Calculation of interest per month as in Raiffeisenbank
  • Check the box: Include weekends

For other banks

If you see on the bank schedule that you need to pay the last day of each month, then put

  • Set the flag - First payment only interest and enter the date of issue
  • Payment on the last day of the month

It should also be understood that some calculation modes are not combined. For example: Account for early repayment on the payment date and account for weekends. With these parameters, the calculation may be incorrect.

An asterisk (*) on the payment schedule indicates dates that fall on a weekend - Saturday or Sunday. Usually, in this case, you must pay the loan before the weekend or on the first business day.

Some terms and definitions when using the mortgage calculator.

Amount of credit– the amount you want to borrow, which is specified in your loan agreement
Interest rate- the rate specified in your contract
Term- an integer number of months for which the mortgage loan is taken.
Annuity- with this type of payment, you pay in equal installments. Initially, the interest payment is higher, but over time it decreases
Differentiated payments- with this type of payment, the amount of principal repayment is always constant. Interest is charged on the amount of the principal debt. At the same time, the next payment decreases over time. In this loan calculator online calculation is implemented for the above types of payments
Early repayment to reduce the amount- in this case, the amount of your early payment goes to repay the amount of the principal debt. If the amount of the principal debt decreases, then the amount of the monthly payment decreases. This is due to a reduction in the percentage of the payment.

Early repayment to reduce the term- with this early repayment, the next payment remains the same, but the loan term decreases. You will pay off the loan earlier.

First payment- interest. This flag must be set if you have the first loan payment in the mortgage payment schedule that is not equal to the others. This is a payment to the bank in the form of interest if your date of issue and the date of the first payment are different. Do not set this flag unnecessarily. In details .

Rate change– this type of early payment is suitable if, for example, after receiving an apartment, the interest on a mortgage loan has changed. This is written into the mortgage agreement. To change the rate, you need to submit a package of documents to the bank.

Commissions and insurance— these types of payments do not affect the calculation of the loan and mortgage payment schedule, but they are used when calculating the total overpayment on the loan.

Having received profitable loan, a person has the opportunity to translate into reality his plans that require large cash costs: the acquisition of real estate, vehicle, household appliances, education and much more.

Most often, people in Russian realities refuse loans, believing that this is monetary slavery, from which it is very difficult to get out. Our site is financially independent from banks, does not have its own percentage of interested potential customers and does not provide dubious microcredit services with crazy interest rates.

Some banks give only beautiful advertisements about the issuance of a loan, and no one is interested in how the loan will be paid. We recommend using a loan calculator to determine the amount of payment for each month, taking into account the type of loan: annuity or differentiated. Our calculator is based on official algorithms Central Bank, which will allow you to calculate the payment as accurately as possible and make the right, informed choice.

Credit calculator

If you are just planning a loan, these data will be enough for an approximate calculation of the monthly payment. You can enter them both in the extended version of the calculator on this page, and use the simple version of the loan calculator, which consists of 3 steps. This is The best way avoid the eternal wait for a support specialist by phone and make a payment online.

How to calculate the monthly loan payment?

Enter the loan amount interest rate for a loan for a year or a month, enter the loan term. Consider your financial capabilities, do not try to plan a large loan amount for a short period, it is beneficial for the bank to issue loans for a long period. This allows you to maintain the current activity of banking, as well as to receive the greatest profit, while having minimal risks.

You take 1,000,000 rubles for 12 months at 20 percent per annum and as an annuity loan. We write obvious figures for a simple understanding of the overpayment, which for this loan offer will be 111.614 rubles. And this is with an annuity type of lending, which is more beneficial for the bank than for you. Overpayment of only some 11%

You took 1,000,000 rubles in cash for 60 months or five years at 20 percent per annum. The type of lending is annuity and differentiated. The overpayment on this loan will already be 589,633 rubles, or almost 59% with an annuity type of loan and 508,333 rubles with a differentiated one. Why so much? The bank will definitely say that it bears great risks in long-term lending, but it will never say that it is only profitable.

You took out a mortgage, the amount of 2,000,000 rubles, for 240 months or 20 years of a loan at a low interest rate of 9.9% per annum. The overpayment on such a loan will amount to 2,628,924 rubles. Sberbank began to approve mortgages for 30 years. Not only because it is convenient for you, but it is convenient for the bank in the first place.

Add one-time and monthly commissions, choose the payment date. One-time commissions include life insurance, which will definitely be imposed on you. This trend continues at the end of 2017, all of 2018 and the beginning of 2019. The size of a one-time commission can vary, from 3 to 11% of the loan amount. Monthly fees used to include prepayment fees and many junk fees that remain today.

A prime example of a monthly fee is the account maintenance fee. Some little-known banks abused this and considered it from the amount of the principal debt, and not from the amount of the monthly payment. So it turned out 70-80% per annum.

Use the tabs early repayment and variable interest rate if this is relevant to you. For example, Raiffeisen Bank offered to reduce the interest rate by 4% for the second year of lending. Early repayment of the loan remains an urgent problem today. We recommend that you familiarize yourself with partial early repayment in this article.

By pressing the button " Calculate”, you will receive a complete monthly payment schedule on a loan, taking into account early repayment and a variable interest rate. Print, save or compare the payment schedule with the schedule received from the bank. This is the best way to avoid financial risks and save the family budget.

To take advantage of the unique online service you must specify the amount of the loan and the interest rate. In order for the calculation to be as accurate as possible, “reconnaissance” should be carried out:

  • find out the amount of the loan;
  • the size of the interest rate.

After that, nothing will stop you from making a professional calculation and planning your expenses for the near future: for the term of a mortgage loan (1-30 years), which can be significantly reduced with early repayment.

Step one. Enter the loan amount

To make an accurate calculation , in the online calculator, enter the loan amount, not the cost of the apartment (the price of housing minus the down payment).

Filling in the rest of the columns is quite simple: they indicate the type of payments (annuity or differentiated), the availability of maternity capital, the date of issue and the term of the loan, and our mortgage calculator also provides fields for entering early repayment amounts.

Step two. Choose the type of payment

To decide on the choice of the type of payment, you should know that annuity means equal payments every month, differentiated (i.e. divided) - a gradual decrease in the amount of the monthly payment. Recall that the payment consists of two parts - the smaller one goes towards the payment of the principal debt, the larger one - towards the payment of interest. With annuity payments, the latter gradually decreases and disappears by the end of the term, but monthly amounts in payment of the principal debt gradually increase (while the size of the entire payment always remains unchanged). Thus, we first pay interest to the bank, and somewhere from the middle of the mortgage agreement, the principal debt.

With differentiated payments, everything is different: the debt payment is a fixed amount, and the amount for paying interest gradually decreases, along with it the size of the entire monthly payment decreases.

Not every bank provides a choice of the type of payment when applying for a mortgage, and if it does, it is not for every program (“New building”, “Sessary housing”, “Private house”).

The fact is that an annuity payment scheme for a credit institution is more profitable, because with differentiated payments, the overpayment is much less. Having made calculations on our calculator, you will receive the result both in graphical form and in a table. It can be copied and pasted into excel so that you always have it at hand.

Step three. Enter the interest rate

Based on a study of various offers in 30 Russian banks, the average interest rate is 11.51%. If you have decided on the choice of a bank, in the relevant section of our website, see what interest rates are set in various banks in 2017

The current interest rate in the Top 30 Russian banks is presented in this post.

If you have already taken out a mortgage, look at the rate in the contract.

Step four. Maternal capital

If there is maternity capital, put “Yes” and in the appropriate field indicate the amount of the balance of funds (if you rented 20 thousand for urgent needs, then the amount of maternity capital will decrease from 453,026 rubles to 433,026, and if you rented two years in a row, i.e. in 2015 and 2016, when possible, your capital balance will be 413,026). In the calculation results, you will see that after 40 days from the date of issuance of the loan, the amount of debt decreased by the amount of the mother's capital (exactly as much, according to the new rules, is required to Pension Fund transferred money to the bank).

Step five. Date of issue of the loan

Next, the date of issue of the mortgage loan is indicated - the day of registration loan agreement and receiving funds. If the mortgage is still in your plans, you can specify any number of the next or after next month(bank approval is valid for 3 months, this time is given to the borrower to search for an apartment / house). Later, when you finally decide on the date of receipt of mortgage funds, it will be possible to recalculate.

Step six. Loan terms

Do not forget to indicate the period for which you are ready to fully pay off the bank (1-30 years, depending on the conditions of the program of a particular bank). Keep in mind: the shorter the term, the higher the payment; the longer the term, the greater the overpayment. If it is possible to pay a large monthly payment, it is better not to increase the term. But if in this case you have to live in austerity, for the sake of your family and yourself, agree to an increase in the term and amount of the overpayment.

If you have income that the bank did not take into account and therefore extended the term in order to issue the amount you need, feel free to take a mortgage at a bank where you can reduce the term for early repayment. Be sure to agree in advance on a monthly payment to pay off the debt (write a statement indicating the amount you are willing to pay each month).

Step seven. Mortgage prepayment options

Mortgages are taken by people who are ready and able to pay 10-40 thousand every month. Many of them have incomes that the bank cannot take into account when applying for a loan (unofficial). With the help of this free money, you can make a monthly surcharge, for example, in the amount of 5 thousand rubles.

On the bottom line of the calculator, you can add the monthly surcharge that you are willing to pay to pay off your debt as soon as possible. Use the "Date" and "Amount" fields, select the type of early repayment (monthly reduction of the term, monthly reduction of the amount).

When calculating, you can specify a one-time surcharge (the type of repayment is a reduction in the amount or term). Use the "Add" button to add multiple surcharges to the calculation.

By the way, you can always remove an extra line from the list using the "-" sign.

To repay the loan faster, you can count on subsidies (if they rely on you, for example, at the birth of a child, governors are issued), tax deduction(with official employment) in the amount of 260 thousand for the payment of the principal debt and 390 thousand for the return of interest on the mortgage.

By the way, repayment can be not only partial, but also complete (“reducing the amount”).

The result of the calculation - a guide to action

After filling out the loan calculator with early repayment, click the "Calculate" button and you will receive a repayment schedule (in graphical form and in the form of a table that you can insert into excel to make your calculations), from which you will learn:

  • how to change the amount of debt in case of early repayment and the loan term;
  • what part of the funds will be used to pay interest, and what part to repay the principal debt;
  • How quickly can you pay the bank in full?

The results will help you decide on the repayment method. Recalculate to determine which type of early repayment will benefit you the most.

  1. Reducing the term of the mortgage will allow you to pay off the mortgage earlier. In this case, the amount of early repayment is fully used to pay the principal debt, but the monthly payment remains the same. Not every bank provides such an opportunity.
  2. Reducing the amount while maintaining the term is a more common type of repayment. It allows you to reduce the monthly payment (repayment goes towards paying the principal and interest, but for the most part, of course, the latter).

Both options can be applied monthly if you regularly deposit some amount of money in excess of the required monthly payment:

  1. Monthly reduction. The total time will be reduced depending on the size of the additional fee.
  2. Monthly reduction. Allow to significantly reduce the burden on the family budget.

Each of the four options provides a different benefit. Which one is more suitable for you (by terms, by the size of the surcharge, by the amount of the monthly payment, by the amount of the principal debt and by the amount of the overpayment), judge by the results of the calculations. You can schedule periodic payments or monthly payments for early repayment.

The calculation will allow you to visually see all these nuances and decide which action strategy to choose, how to repay the loan.

Features of early repayment in the largest banks of the country

The proposed calculator is suitable for calculating mortgages in many of the largest banks in Russia. The calculations take into account the main conditions for early repayment (Sberbank, VTB24, Bank of Moscow, Rosselkhozbank, Raiffeisenbank, Gazprombank).

Note that it is not profitable for banks to allow customers to repay the debt ahead of schedule, since the overpayment on the loan decreases. To avoid such an outcome, credit organizations resort to various tricks, introduce conditions for early repayment. But all of them are listed in the mortgage agreement, which means that they can and should be taken into account.

Only large banks can afford to show loyalty (Sberbank and VTB 24, Rosselkhozbank, Raiffeisenbank). They do not set the minimum amount of early payment, do not limit you in terms of making additional amounts. Moreover, they do not impose penalties for surcharges. Profitable terms found in young credit institutions that prioritize conquering the market.

However, all banks require you to notify the party to the loan agreement of your intention to make an additional payment. To do this, you need to write an application in advance (for a month or a day, depending on the conditions of the bank), indicating the repayment date and amount (for Sberbank, you can do everything online at Sberbank; for VTB24, you can call the call center).

As a date, you can specify, for example, your birthday, if it is customary in your family to give money, not gifts; or the end of the year, when you get a good bonus at work; or the beginning of a vacation, if you do not plan to leave the country, but want to send all vacation pay to pay off your debt. After notification, the bank will recalculate the principal debt, and you will receive new schedule payments.

Before formally declaring your intention, it is worth calculating which type of early repayment will give you the greatest benefit. Recall that our calculator provides for standard repayment conditions in banks.

  • If you are taking or have already taken a mortgage from Sberbank, choose the type of repayment that provides for the payment of interest - reducing the amount. The bank does not provide an opportunity to reduce the term.
  • Mortgage in VTB24? Early repayment of the principal debt is possible with a “reduction of the amount” and with a “reduction of the mortgage term”.
  • In Rosselkhozbank, it is possible to “reduce the amount” or “decrease the term”, and also (only with differentiated payments) it is possible to reduce the number of payments, without changing their size and the term of the mortgage. Repayment can be made on the date of the monthly payment, after notifying the bank using an application.

Our mortgage calculator will help answer all your questions. With it, you can take into account refunds (tax deductions), recalculate, plan budget cuts, at least temporarily, select the most profitable repayment method that will only help reduce debt, choose a bank and a program if you have not yet made a choice.

We are waiting for your suggestions on how the calculator works in the comments. If you liked the calculator, please rate the article and like it.

The loan calculator calculates monthly payments, loan interest, commission and insurance payments. A payment schedule is drawn up with an indication of the amounts of payments taken into account. The loan calculator can calculate payments by the annuity or differentiated method. The totals on the right display the amount of the monthly payment, interest overpayment, overpayment including commissions, and the total cost of the loan.

Special attention pay attention to the Effective Interest Rate, which, taking into account additional commissions and insurances, can be significantly higher than that offered in the loan agreement.

Loan calculator settings

Calculation method
It is possible to calculate the loan and payments, both by the Loan Amount, and by the Purchase Cost and down payment. When calculating a loan based on the Purchase Price, the loan amount is first calculated, and interest and commissions on the initial payment are not charged.

Choice of loan currency
The loan calculator can calculate a loan online in one of 3 currencies: rubles, dollars or euros.

Credit term
By default, the loan term must be entered in months. You can also enter the term in years, but you must change the type of the loan term.

Interest rate
Traditionally, the interest rate is calculated on the basis of interest/year. By changing the settings of the loan calculator, you can calculate payments based on the monthly interest rate.

Payment type
Typically, banks use the annuity method for calculating loan payments (equal monthly payments) to calculate a loan. However, the second option is also possible - differentiated payments (accrual interest on the balance). Using the drop-down menu, select the type of payment calculation you need. More detailed information for types and methods of calculation, see the sections annuity calculator or differentiated payments calculator.

Additional settings

Issuance fee
One of the conditions for issuing a loan by many banks is the payment of the Commission upon issuing or for issuing a loan. The loan calculator can include such a fee in the total cost of the loan and, if necessary, break the fee into monthly payments.

Monthly commission
Taken into account in the total cost of the loan and in monthly payments

Insurance
Credit insurance is an additional monthly commission option. As a rule, banks do not include insurance in the monthly payment schedule and charge a similar commission on the basis of an additional agreement. However, the total cost of the loan received can increase significantly. The online loan calculator takes into account the monthly insurance in the total cost of the loan and in the amount of the monthly payment.

Last installment
One of the options for a loan is a loan with a final installment. When calculating such a loan, the monthly payment is lower due to a decrease in payments on the principal debt. However, interest on the last installment is also accrued and taken into account in monthly payments.

date of issue
By default, the current date is used, but you can choose any convenient date. The function is convenient when working with the payment schedule.

First payment date
Initially, the current date is used, for the convenience of working with the payment schedule, select the required one.

The loan calculator is used to calculate monthly payments, which consist of the amount of the principal debt and the amount of accrued interest. Also, using a loan calculator, you can calculate how much the overpayment will be at the end of the term. In addition, the calculator allows you to predict the loan balance if, for example, you want to repay it partially ahead of schedule. With early repayment, you can either reduce the amount of monthly payments (the term will remain the same) or the loan term (monthly amounts will remain the same).

How to calculate a loan using our calculator

The calculator will help you see in advance your monthly payments if you intend to borrow money from the bank, whether consumer lending, car loan, mortgage loan other. To do this, you need to know which amount you want to borrow from the bank, term lending, interest rate bank for this type of loan, payment type(annuity - in equal shares, or differentiated - in decreasing shares). Some loans have one-time or monthly payments. commissions, they can also be set in the loan calculator. In the last step, you need to specify date when the loan will be issued and the date when you will come to the bank or use an ATM to make monthly payments. For example, you took out a loan on May 7, 2013, it is convenient for you to make payments after your salary, for example, on the 20th day of each month. You choose in the calculator the settlement day of the month that is convenient for you and then indicate whether you will start payments in the current month, or already from the next. In our example, this will be either May 20, 2013 or June 20, 2013. But remember that if you start paying from the next month, you will still have to pay a small amount of accrued interest in the current month (this will be displayed in the chart).

How to calculate the early repayment of a loan or calculate the partial early repayment of a loan

Suppose you are already paying off a loan and you have an extra amount of money that you can use for early repayment. You are motivated to do this by two things: either you want to reduce the amount of monthly payments, or reduce the term of the loan. Both of these can be calculated with a calculator. In the appropriate fields, you must enter the date of payment of the early amount and its amount. Then, if you check the “recalculation” box and click “calculate”, the amount of monthly payments will be reduced, and the loan term will remain the same. If you do not check the box here, then the amount of payments will remain the same, but the term of the loan will be reduced. Here's what's more interesting.

Scope of the loan calculator

It is recommended to use the calculator to calculate any type of loan, for example, a consumer loan from Sberbank, a car loan from VTB 24, or a mortgage from Rosselkhozbank. A similar calculation formula is used in all banks. If the numbers received from the bank differ significantly, pay attention to additional fees and loan insurance.
