According to the manager, it will also be built up. From the west, the territory of the residential complex "" adjoins our object. Apparently, the building density here will be high. Which, by the way, is typical for residential development in Kudrovo.

The ecological situation in Kudrovo is favorable. There are no industrial enterprises here, and never have been. The only negative for the residential complex "Vernissage" is in the vicinity of the Ring Road. But nearby is the well-maintained forest park Okkervil, which is a pleasant and comfortable place to relax.

From the point of view of social infrastructure, Kudrovo can be conditionally divided into two parts. The part that is located to the north of the forest park is developing more dynamically. I was convinced of this when at different times I checked the LCD "" and LCD "" located here. Here this year the commissioning of the first school for 1600 places and the Lenta hypermarket are expected.

In the southern part, where the residential complex "Vernissage" is being built, the situation is worse. You can read more about this in and. The current transport situation does not look good. The nearest metro station "" is out of walking distance, and the road network on the territory of Kudrovo is still waiting for its development. So there is already a decision that the roads will be built at the expense of construction companies.

First of all (by the end of 2016), Tsentralnaya Street should be expanded to four lanes. Work has begun on the construction of a road that will connect Tsentralnaya Street with Bolshevik Ave. After all, the existing exit creates big problems for the residents of Kudrovo. It is planned to build an exit from Central Street to the Murmansk Highway. Here already now even on a weekday there are problems, tk. at this point, traffic flows from Kudrovo and MEGA Dybenko intersect. An additional load will appear with the opening of a metro station in this place.

Although for the new settlers of the residential complex "Vernissage" the appearance of a new station will not fundamentally solve the problem. The construction of houses is carried out according to brick-monolithic technology. For exterior decoration, decorative plaster, insulation and ceramic porous hollow bricks are used. Planned ceiling height on residential floors - from 2.79 to 3 meters.

The apartments are rented with an improved pre-finishing finish. It is possible to order a clean finish. Its variants are presented in offices at points of sale. There are two such offices in Kudrovo. They are located next to other objects of the company - LCD "Austrian Quarter" and LCD "Birch Grove". I managed to visit the office next to the residential complex "Birch Grove" and take photos of the finishing standards. The cost of finishing is 7000 rubles per sq. meter.

Buyers in the residential complex "Vernissage" should be prepared for a difficult parking situation. There are no separate parking spaces within the complex.

Therefore, buyers are invited to purchase a parking space in the neighboring residential complex "Birch Grove" at a price of 700,000 rubles or in the residential complex "Austrian Quarter" at a price of 500,000 rubles. The second option, although cheaper, does not look interesting, because. located at a distance of at least a kilometer from our object. Only a small number of guest places are provided near the houses or in the courtyards of the residential complex "Vernissage".


House number 1

The façade of the central part of the house will face the square, which is the intersection of European Avenue and Nemetskaya Street. The building will be located closest to the central part of Kudrovo and farthest from the Ring Road. Perhaps that is why the apartments in it are planned to be sold at a high degree of readiness and at a more expensive price compared to other houses in the complex.

The characteristics of the house are not yet known. There is only information that the seven-section building is planned to be commissioned in the 1st quarter of 2017.

Further east towards the Ring Road is house number 2. The facade of the central part of the U-shaped building overlooks the German street. 910 apartments will be located on 14 floors of the nine-section building. The living quarters start from the first floor. Completion date of the house is the 4th quarter of 2015. There are two car parks for 44 places in the yard.

The house has a small selection of apartments. For example, studios with an area of ​​24.32 sq. meters at a price of 2,160,000 rubles.

The cheapest one-room apartment with an area of ​​32.51 sq. meters will cost 3,300,000 rubles. Two-room apartments are presented with an area of ​​56.47 sq. meters. A one-sided apartment without a balcony costs 4,246,000 rubles. Available in one version of "odnushek" and "treshek". One-room apartment with an area of ​​33.95 sq. meters costs 2,941,000 rubles. Its layout looks better than that of the "odnushka" in house number 2, due to the larger area of ​​​​the kitchen (9.25) and a combined bathroom. Three-room apartment without a loggia with an area of ​​67.76 sq. meters costs 5,041,000 rubles. The apartment looks comfortable: a two-sided layout, a square kitchen (10.58) and rooms (12.44 + 13.1 + 14.13), as well as a functional hall.


House number 4

House No. 4 is being built even closer to the Ring Road. The U-shaped building consists of five sections with a height of 8-14 floors. The apartments are located on the second floor, because commercial premises are provided on the first floor. In total, the building will have 720 apartments with a completion date in the 3rd quarter of 2016. I note that the documents do not provide for guest parking, they are not in the booklet either.

I was offered two options for apartments - "Eurotreshka" and a three-room apartment with a classic layout. Both options had large areas of loggias. I note that when buying an apartment, the area of ​​\u200b\u200bthe loggias is not taken into account. Therefore, the larger the area of ​​\u200b\u200bthe loggia, the more profitable the purchase is.

The first option with an area of ​​60.36 sq. meters costs 4,444,296 rubles. The apartment has a loggia with two entrances with an area of ​​9.49 sq. meters. Square rooms (13.22 + 12.41) face different sides. It is a pity that the trapezoidal shape of the kitchen-living room (18.63) significantly reduces its functionality.

Classic "treshka" with an area of ​​85.11 sq. meters costs 5,889,612 rubles. Here is a loggia with an area of ​​10.28 sq. meters also has two entrances. The manager announced the completion date as Q1 2017, although the Project Declaration states Q2 of the same year. The situation with guest parking is not clear - it is shown in the booklet, but not in the declaration. Commercial premises will be located on the first floor of the building.

The house has a sufficient selection of studios and one-bedroom apartments.

The minimum cost studio with an area of ​​19.47 sq. meters will cost 1,651,000 rubles. A slightly larger option - 20.31 sq. meters, depending on the floor, costs from 1,706,000 to 1,732,000 rubles. A common disadvantage of the studios is the small area of ​​the combined bathrooms - 2.79 sq. meters.

One-room apartment on the 2nd floor with an area of ​​30.7 sq. meters costs 2,496,000 rubles. The plus of the apartment is a good square kitchen (9.08) with access to the loggia. The area of ​​​​the combined bathroom (3.25 m2) allows you to place a bath in it, but on the condition that the toilet has to be squeezed into the corner between the ventilation shaft and the sink. According to this document, commissioning was to take place in the 4th quarter of 2014. But the delivery date was postponed to the 2nd quarter of 2015.

In this house, the manager offered me only a "one" apartment with an area of ​​35.08 square meters. meters. Its layout looks comfortable: a square kitchen (9.89 m2) with access to the loggia and a room (17.57 m2) of the same shape. The cost of the apartment is 3,508,620 rubles.


Purchase terms

The sale of apartments in the complex is carried out according to the DDU. Moreover, depending on the house, Polis Group LLC or TIN Group LLC acts as the Developer. Simultaneously with the DDU, a mutual settlement agreement is concluded. On the basis of this agreement, the buyer pays the first installment to the Developer's account in installments or 70% of the cost with 100% payment. But the developer will be able to use the funds only after registering the DDU. Then the buyer pays the balance of 30% at 100% payment.

When paying by installments, the base price of the apartment is applied, which is 20% higher. The discount on the first installment depends on the installment period: 15% for a period of 36 months or 20% for a period until the end of construction. In any case, the installment is interest-free, and the first installment must be at least 30%.

The company has a special mortgage department, in which the buyer is helped to choose the appropriate option. The object was accredited by about 10 well-known banks.

The location of the object attracts with good ecology and prospects for the development of social infrastructure. I note that in comparison with other objects in Kudrovo, the building density of the residential complex "Vernissage" does not look like a clear problem. The technology and quality of construction, the external and internal design of the houses confirm the status of the object. What can not be said about the layouts - many clearly do not reach the comfort class. The big disadvantage is the lack of parking on the territory of the complex. The variety of layouts is amazing. As I already mentioned, the project plans to build three kindergartens and one school. They promise to start building the first kindergarten in the middle of 2016, and by the end of 2018 they will have to complete everything.

Parking lots are one of the sore topics in Kudrovo, almost all residential complexes under construction are either built without parking at all, or an extremely small number of places are provided.

LCD "Vernissage" was no exception to the rule. Underground parking is provided only in building No. 1 and will accommodate 95 parking spaces (they have already been sold out), there will be about 40 guest parking at each house. Total 415 places for 6322 apartments. Also behind Builders Avenue there will be a guarded open parking for 1.5 thousand cars, places on it will be rented out (the price will be about 3.5 thousand rubles per month).

All this worries a lot, but, alas, developers are not interested in building parking lots “in reserve” and paying for their maintenance, and people who have just bought an apartment rarely have several hundred thousand rubles free to buy a house for their car.

In general, the readiness of the facility is now estimated at about 80%. For the remaining four months, it is quite possible to fulfill everything necessary.
