The residential complex is located five hundred meters from the Moscow Ring Road, I knew this, I arrived along the Borovskoye highway. “Where is the subway here? Of course, dear apartment buyers and investors, the LCD has a drawback, and it is obvious: we are late. Almost the entire quarter has already been built, and what is being completed has long been sold, and it is not surprising, because the quarter was put up for sale in 2012. There are apartments left in those two buildings, the construction of which has just begun and will be completed in the 4th quarter of 2018. Building No. 8 is three twenty-five-story towers on one stylobate, and building No. 25 is a nine-story multi-entrance building overlooking the forest.



And in order to upset everyone completely, I’ll say that there are few free apartments in these houses, and there is nothing cheap at all. For cheap it was necessary to come five years ago.
Let’s start with the prices, and then, if it doesn’t scare you (and I don’t advise you to be scared, this Tatyana’s Park is a very tasty morsel), I’ll tell you everything else.

Two clarifications to the table: there are three-room apartments only in the towers of building 8, in building 25 they are already all sold out. The apartments in the towers are smaller in area than in building 25, and therefore they are cheaper. I am very glad that they thought about such lifts here, they are in every entrance, which means that people deprived of natural mobility can walk, go to the store, and such children go to school. I see this in a new residential complex for the first time. I don't think it's a big expense for such a huge project. And, of course, mothers with children in strollers can use this lift, which is also convenient.
The space of the entrance group, as well as the corridors on the floor, seemed very spacious to me. There are 4-7 apartments per floor, but there is a lot of space, you can leave both a stroller and a bicycle here. And two elevators for such a number of apartments in the entrance, according to the designers, are enough not to make people wait in line to go down or go up to their floor.



On the ground floor, a place has been prepared for the concierge, but whether it will be depends on the decision of the residents of the entrance. Then, according to their statement, the management company, and in the "MIC Group of Companies" it has its own, will select a specialist and include his payment in utilities. While the payment for a communal apartment is minimal - 35 rubles per square meter, as the average for Moscow. In addition, video cameras are installed on the territory, as a rule, at the entrance to the courtyard and near the entrances. The picture from them is displayed on the screens in the premises of the management company. Video surveillance is free, that is, included in the minimum utility fee.

The inter-apartment walls are completely monolithic, I could be convinced of this when we went up to the sixth floor of the building 22, which had long since been commissioned and even partially occupied. In other new buildings, I saw that only a small part of the wall is made monolithic, and the rest of the space is laid with aerated concrete blocks. And only here I finally saw a real monolithic house. The apartments are rented without finishing and without internal partitions, only the bathroom has walls, they are also made of brick, only this time red. The ceiling height is 2.7 m, a little, frankly, all communications are brought into the apartment, including water meters. Under the windows are radiators.





By the way, in one of the complaints of equity holders, I read that the radiators in the residential complex are divorced mainline, and the wiring needs to be redone to fan or beam.


I ask Alexander a question and get the following answer. Trunk wiring requires the use of fewer pipes, it's true. I was just in building 22, there are door closers, and door handles, and windows, and a place for a concierge and an excellent courtyard with playgrounds. But yes, the ramp is cool. But after all, as I already wrote, there is a lift at each entrance, mothers with strollers can learn how to use it. Alexandra also asked about heat meters. In buildings 19 and 20 they were installed at the request of the residents to the management company. The rest prefer to pay at general house rates. So let's resolve this issue. As for the “unbreakable position of the developer”, Alexander advises simply not to sign the acceptance certificate without completing all the finishing touches and requirements of the apartment owner. This makes the position of the shareholder unbreakable. But if the acceptance certificate is signed, then the developer withdraws from the contractual relationship, his part of the transaction is considered completed.

The windows of the apartment in which we were with the manager of the sales office Alexander overlook the school under construction for 1100 students. For a quarter in which 4500 apartments, of course, not much. You may have to work in two shifts, but for now the children go to Solntsevo schools. From the windows overlooking the other side, you can see one of the two kindergartens in the residential area. It is already in operation, although the developer obviously did not seek to provide all the children of the Tatyanin Park residential complex with kindergartens. Will the facilities of the polyclinic, which has not yet been built, be enough for all? I must say that the first floors in the buildings are residential, only some of them have commercial space. I hope that the architects and the developer at the same time took into account the need of 9-10 thousand future residents of this residential complex for the services of various organizations, from hairdressers and cafes to shops and banks that could rent premises in Tetyanin Park.

The project declaration states that the developer of Tatyanin Park residential complex is Govorovo Construction Company LLC, or Govorovo IC for short, which is part of the MIC Group of Companies. And in the middle of the entire territory of the residential complex, from south to north, there will be a central pedestrian boulevard with a length of more than 850 meters. Bicycle lovers are promised a bike path of the same length, and there will also be a jogging track and a skate park for rollerblading, skateboards and bicycles. All yards are closed to cars.





As for the apartments themselves, their layout is quite ordinary, except for large loggias, but they will not surprise anyone either. Kitchens from 9 square meters, two bathrooms in two-room and three-room apartments. In building 25, the area of ​​apartments is larger and the layouts are more interesting. And here we are waiting for another ambush. The project declaration may be about to change, the deadline for the completion of the last two buildings will be postponed to the 2nd quarter of 2018. While this is inaccurate, but everything is moving towards it.

To complete the transaction, you must first reserve the selected apartment, which can be done by phone, the reservation by phone is valid for 3 hours. Then you need to come to sign a booking agreement (this agreement is signed with a company with MIC City-Delta LLC, which is also part of the MIC Group of Companies) and pay for booking and clearance services - 25 thousand rubles. This amount is included in the price of the apartment.

In two or three days, the equity participation agreement will be ready, it must be signed, and after that, open a letter of credit account with Absolut Bank or GenBank and within two days deposit the amount specified in the DDU into this account.

After that, the DDU and the insurance policy for the apartment (the developer insures his risks in IC "RESPECT") will be submitted for registration to the Regpalata. Usually, registration takes from 10 to 12 days, after which the buyer receives a share agreement and an insurance policy, and the developer receives money from a letter of credit.

Upon completion of construction, the MIC Group of Companies can register your ownership of the apartment, for which you will pay another 25 thousand rubles. But now it is not so difficult to do this, everything is done through the MFC, so most equity holders do it themselves, and the developer provides them with a full package of documents necessary for this.

What else did you forget to say? Oh yes, infrastructure. Since, as it seems to me, there may not be enough places in kindergartens (there are 430 of them in total) and especially in schools (1100 places), over time, the residents of Tatyana Park may not be enough, and the clinic has not yet been built, it makes sense to look around and see what offers the neighboring Solntsevo. Near the LCD there is a shopping center "NASH", in addition to shops there is a fitness center with three swimming pools. Walk 10-15 minutes. School No. 1003 and two kindergartens are not far away, in Solntsevo on 50 Let Oktyabrya Street, about twenty minutes on foot, with a child, probably longer, but at the office they told me that public transport was about to start running.


While the residential complex has not built its own clinic, you also need to contact Solntsevo for medical care. At the forum of tenants, I read the correspondence of a mother whose child fell ill with neighbors. She called five polyclinics, she writes, no one wants to go on a call. Yes, this is a problem, you need to attach yourself to a polyclinic, register in an apartment (and this can only be done after registration of ownership). Known issues for all new housing estates.


And on the forums of different years there are complaints that the buildings are being commissioned later than the deadlines specified in the shared construction agreement and the project declaration. And they share their experience of litigation against the developer.


Here I have two thoughts. Firstly, Federal Law No. 214 enables the equity holder to receive a penalty from the developer, calculated as a percentage of the cost of the apartment specified in the law for each overdue day. And I am glad when people rush to defend their rights. Let there be a lot of trouble and nerves in the courts, and, perhaps, the amount will be small in the end, but the main thing is that we do not want to swallow and forget the offense, we are learning to live in a legal society. Secondly, the MIC Group of Companies, to be sure, is a reliable developer and will successfully complete the construction of the residential complex. The biggest delay, as I was told at the sales office, was in building 5, there was a conflict between the developer and the contractor, as a result of which the house was not built for five months. But now it has been completed (already by another contractor) and in April the equity holders will receive the keys.

In general, I liked the complex. This is a beautiful small town of 10 thousand inhabitants in a summer cottage, where there is a small forest and a river nearby, across the Borovskoye highway Meshchersky Park, and this is already a large forest area, there is a ski track in winter and a picnic in summer. And when the metro station is opened, the issue of transport accessibility will be resolved. The shortcomings are also mentioned, the most significant, I think, is the failure to meet the deadlines for putting housing into operation. After all, it happens that while construction is underway, people rent housing, expect to quickly renovate a new apartment and move in, so here even a couple of months causes fair irritation. But the developer intends to commission the last two buildings even ahead of schedule. The second significant drawback is that there is little space for cars in the yards, and parking lots are not built under all the buildings. But in 2018, two surface parking lots will appear here and, in principle, the problem should be solved.

Especially for Home Control

The Tatyanin Park quarter is being built in New Moscow, half a kilometer west of the Moscow Ring Road, near the village of Govorovo.

Transport and ecology

At first glance, there should be no problems with transport accessibility - exits to two major highways and several options for public transport: buses and fixed-route taxis run from the Yugo-Zapadnaya, Kuntsevskaya, Kyiv, Vernadsky Prospekt and Universitet metro stations. In addition, the Govorovo station will soon open nearby, and from Rumyantsevo, if desired, you can walk on foot in 15-20 minutes.

But in fact, the Borovskoye highway is overloaded almost all the time, there are constant traffic jams at the entrance to the capital, so in most cases the journey will take longer than planned.

With the environmental situation, too, not everything is clear - polluted noisy highways, proximity to Domodedovo airport: it is 12 kilometers away and planes periodically pass over the building site. At the same time, there is a lake formed by the Setunka River, Troparevsky forest park, Govorovsky forest and summer cottages nearby.

Houses and apartments

The neighborhood is being built in two phases. In total, it is planned to build 25 monolithic multi-section buildings with a height of 6 to 25 floors. The first phase will occupy an area of ​​22 hectares, it includes six houses.

Their architectural appearance is very attractive and is sustained in the traditions of the classics - warm, beige-brown tones of the facades, panoramic windows. Places for installing climate systems are designed as decorative elements.

The apartments are fully consistent with the concept of a modern comfort class - spacious, with a wide choice of layouts, by the way, quite different in size within the same type.

Interesting options in the end sections, with two windows in the rooms and enlarged balconies. You can choose an apartment with a kitchen-dining room, with several bathrooms or ancillary dressing rooms.

The species characteristics are very diverse - from pastoral landscapes to the MKAD junction and the cemetery behind it, so it makes sense to take this factor into account when choosing housing.

Infrastructure

The landscaping of Tatyana's Park deserves special mention; much attention is paid to it: a promenade boulevard and a separate bike path, almost a kilometer long, will run throughout the quarter. The building area is considered low, so between the residential buildings there is enough space for arranging green recreation areas, a kind of mini-squares.

Good and declared infrastructure, which will include:

  • Comprehensive school for 1100 students;
  • Two kindergartens, each for 215 pupils;
  • Medical center with adult and children's polyclinic;
  • Commercial premises on the first floors of residential buildings, which will open shops, pharmacies, bank branches, cafes and much more.

In addition, several large shopping centers operate near the Tatyanin Park microdistrict, including a hypermarket for building and finishing materials, which will come in handy for newcomers.

The residential complex implements the concept of "a yard without cars" - in total, about 4,000 cars can be placed in the underground and multi-level surface parking lots, this number of parking spaces is quite enough.

Prices and terms of purchase

Real estate prices cannot be called low; rather, in New Moscow they are slightly above average. Sales are carried out according to the DDU with the preliminary conclusion of a booking agreement - its cost is then deducted from the total amount.

The facility is accredited by more than a dozen major banks, there is a program of military mortgages and purchases with the involvement of maternity capital, installment plans are possible, promotions with discounts or “special prices” are periodically offered, that is, everything possible is done to attract potential buyers.

Apparently, real estate here is in demand - the determining factors are the proximity to transport interchanges and "old" Moscow, and, last but not least, the reputation of the developer.

MIC Group of Companies (“Moscow Mortgage Center”) has been known on the market for a long time, having an extensive portfolio of completed projects without long-term construction or major claims to the quality of completed houses. By the way, it is noted that the shortcomings discovered by the new settlers during the repair are quickly eliminated within the framework of the guarantee.

The implementation of the Tatyanin Park residential complex is proceeding in accordance with the deadlines stated in the project documentation, although at first there was some backlog.

Alternative purchase options, comparable in price and location, can be called Meshchersky Forest and Luchi - both complexes are currently under construction, as well as the Solntsevo residential complex that has already been commissioned.
