The planning solutions used in the houses of the PIK-2 series are extremely versatile - the rooms have a regular square or rectangular shape, the kitchen and living room spaces are combined in a European manner. In the "dvushki" and "treshki" there is an additional bathroom. There is no separate space for a dressing room or pantry, which, in the absence of balconies and loggias, can cause problems with the storage of bulky property. In general, the layouts are quite consistent with the needs of most potential tenants.

Rating: 7/10, only finished apartments are presented in the residential complex, which makes it impossible to carry out redevelopment without financial losses.

Non-residential fund: commercial areas, parking spaces

In principle, there is a polyclinic and schools with kindergartens behind the Novogoryevskoye Highway - however, it is not known whether they will withstand the load when the subsequent buildings of the new building are populated. Within walking distance is the Druzhba sports complex with a fitness room, a swimming pool and a stadium. And yet, without their own infrastructure, residents will have to endure inconvenience, but the project includes a number of objects.

On the territory of the new building there will be:

The internal infrastructure will appear gradually. At the time of delivery of houses of the 1st stage, a kindergarten will already be operating. In the third quarter of 2022, a school will open, and a year later, a second preschool institution. PIK also plans to build another school and three kindergartens, but at later stages of the project.

If the situation with the social infrastructure is ambiguous, then the shopping and entertainment in the area is well developed. Outlet Village "Belaya Dacha" operates next to the complex. This is a large shopping complex with historical architecture, where you can buy famous brands at a discount. The Globus hypermarket is located next to the outlet.

If you drive to the Moscow Ring Road, you can visit the large Mega Belaya Dacha shopping complex, on the territory of which there are IKEA and OBI stores, an Auchan hypermarket, an IMAX cinema, a food court and hundreds of shops.

The Small Lyubertsy quarry with an artificial lake is located 1.5 km from the new building. This is a picturesque place with its own sandy beach, which the indigenous population actively visits for recreation in the summer. Even further away is the Big Lyubertsy Quarry, which is very popular among the residents of Dzerzhinsky - it is even called the capital's Lake Ritsa. However, until recently, we only had projects, while construction was not progressing anywhere. And only in 2018, when PIK became the new developer, construction work on the site really began. Also, with the transition to a new company, the previous project, which we described in 2017, has completely changed - there will no longer be a business class microdistrict. Now it will be affordable housing with a large number of studios, "odnushki" and compact "kopeck piece", which, in fact, "PIK" specializes in. And in fairness, now in this location this format will be more in demand. But the scale of development remained the same - about 50 hectares of built-up territory, more than one and a half million square meters of housing and 50 billion rubles of investment. Given the proximity to the huge Belaya Dacha shopping cluster and the Kotelniki metro station, we think that the territory development project, despite some gigantism, is not in danger.

Ecology The territory of the microdistrict will be completely landscaped, the developer promises park-type boulevards, planting trees, and this will come in handy, because now there is little greenery in this location. But there are many trade, warehouse, infrastructure facilities. Add negative impact two highways and railroads. At the same time, there are also positive factors, for example, the presence of the nearby Tomilinsky forest park and natural reservoirs. In general, it is difficult to find an environmentally safe place near the Moscow Ring Road, so here you have to compromise. Transport and infrastructure A school, a kindergarten, sports facilities should appear on the territory of the microdistrict: shops, pharmacies, service enterprises. The residential complex will also include shopping and office centers. But the microdistrict itself is remote from Kotelniki, so if the social there is not enough infrastructure for those who wish, they will not find it within walking distance. The microdistrict will include objects of social and commercial infrastructure. According to the developer's plan, real estate here will be classified as business class, so high-quality landscaping is planned: walking boulevards, sports and playgrounds, and landscaping will occupy about a quarter of the entire area of ​​the microdistrict. The residential complex is at an early stage of implementation, so the prices for apartments, as well as the planning projects themselves, have not yet been approved. It is difficult to say how profitable the purchase of business-class real estate in Kotelniki will be. While the residential complex has not risen above the foundation pit, the proposal here remains vague, especially given that construction will continue until 2020.
